Our marketing efforts keep rent revenue flowing by ensuring that a property does not sit vacant for longer than it takes our team to return the property to rent-ready condition.

Applicant Vetting

Finding the right tenant(s) for a property is arguably the most important step in the rental cycle; as such, we enforce our Minimum Rental Requirements and only approve applicants who meet or surpass each requirement. This policy works to protect the properties we manage and avoid the mess of an eviction as those who are approved have given every indication that they can meet the tenant responsibilities of renting. This is equally beneficial to our potential tenants, keeping them from signing a legally binding agreement that they are not able to uphold.

Rental Process

The lease documents we utilize outline a clear set of fair and reasonable expectations to reference throughout the rental process, enhancing the overall experience for everyone involved. They clearly state the responsibilities on both sides of the rental agreement, and we adhere to them fully to provide consistency and dependability to our tenants with the expectation that they are doing the same.

Tenant Management

Many homeowners and investors inclination toward hiring property management begins with a desire to step away from the Tenant Management aspect of renting a property. From collecting rent payments and tracking delinquencies to handling maintenance issues and other complaints, the burden can become overwhelming. Our team will set your mind at ease with the knowledge that these responsibilities are being handled for you. We make it easy and as convenient as possible for our tenants to make payments and submit maintenance requests online, and we are dedicated to resolving any problems that arise in a professional manner. We work to maintain open and honest communication with homeowners/investors and tenants alike.

Our office is open to appointments during our Monday – Friday business hours, and our office staff works diligently to handle the administrative aspects of the rental process; our properties are well-maintained and prepped to rent-ready condition by our maintenance/cleaning team. Our Emergency Maintenance line is monitored 24/7 by our Project Manager to ensure that immediate concerns are handled promptly in the event of a major maintenance mishap, protecting the safety of our tenants and properties.

Eviction Services

Collection Services

Rule Property Management provides collection services to landlords who do not have the expertise and/or time to execute this property management need. In this process, we also will evaluate the landlord’s current property management approach including marketing, tenant application, tenant screening, lease assembly, execution, and tenant accountability.

Following the completion of eviction or move out, a collection effort may be required. Former tenant liabilities will typically include:

  • Unpaid rent during occupancy
  • Lease obligated rent following eviction
  • Unpaid municipal utility bills
  • Damage and restoration costs

Efficient execution of the collection process requires confirmation of all (former) tenant obligations followed by execution of the collections process.

This service Includes compiling of rent and damages list, court filing, service notifications, court appearances, judgment, and docketing fees.
